Thanks to international platforms such as Airbnb and Homeaway, it has never been easier to generate income from your own property. This trend has also become very noticeable at Lake Garda: the number of overnight stays in private holiday rentals has been increasing steadily year after year. As a result, in recent years the focus of many property buyers has shifted considerably.

Nowadays, many prospective buyers deliberately look for a property that can not only be used privately but is also well suited for holiday rentals. In principle, this is easy to do – you simply need to register it with the local municipality and province.

Types of Holiday Rentals

When registering a property for tourist use, private owners generally have two options: renting out the entire unit without meals, or renting out individual rooms with breakfast service.

Registration of a Holiday Property

Before a private property can be rented out for tourist purposes, it must be registered with the municipality, the province, and the local police authority. Otherwise, heavy fines may be imposed.

Taxation of Rental Income

Income from holiday rentals is subject to income tax and can be settled via a flat substitute tax of 21% of the rental price.

Rental Agencies

If you do not want to take care of the regular rental of your property yourself, or if you do not live nearby and therefore cannot manage it personally, it is advisable to have your property managed by an agency.

Long-Term Rentals

If you prefer to rent out your property on a permanent basis rather than as a holiday home, Italian tenant protection laws come into play. Tenants in Italy have extensive rights, and it is often extremely difficult for landlords to terminate a long-term rental agreement. In such cases, you should seek detailed advice from a lawyer.
