Additional rental costs (service charges)

Around Lake Garda, most rental apartments are located in larger or smaller residential complexes (complesso residenziale). These often offer great comfort with spacious green areas, swimming pools, tennis courts, playgrounds, and underground parking.

As nice as these complexes are, please do not forget that maintaining them also generates considerable costs (spese), which are passed on to the residents (residenti). Therefore, always inquire in advance with the landlord or real estate agent about all condominium fees (spese condominiali) that will apply.

Also make sure that both the condominium fees and the usual utility bills for gas, water, and electricity have been paid by the previous tenant. Otherwise, you risk having to settle outstanding bills as the new tenant. The same applies to the annual maintenance (manutenzione) of the heating system, which the tenant is legally required to carry out.
