Registration of rental contracts

All rental contracts that exceed a duration of 30 days must be publicly registered within 30 days of signing (pattuizione/stipula del contratto).The costs of registration are shared equally between tenant (locatario/conduttore) and landlord (locatore) and amount to 2% of the annual rent, but not less than €68.

For multi-year contracts (contratti pluriennali), registration must be renewed annually or can be paid in advance (in anticipo) in a single payment. In the case of advance payment, you receive a discount on the registration fees (imposte di registro). If the contract is terminated earlier than expected, any overpaid registration fees will be refunded.Only after registration is completed does the rental contract obtain full validity (validità).
