Repairs and maintenance works in rental agreements
In principle, minor repairs (piccole manutenzioni) and maintenance works (lavori di manutenzione) are the responsibility of the tenant (locatario/conduttore), while the landlord (locatore) is only responsible for major renovations or maintenance measures (ristrutturazioni).
However, the exact boundary between “minor” and “major” works is not explicitly defined anywhere, which means you should always consult with the landlord before carrying out any investments related to the maintenance of the property.
The tenant is in any case responsible for the annual maintenance of heating and air conditioning systems. Regular maintenance of any pool or jacuzzi that may be present also falls under the tenant’s responsibility.
