The student rental contract

“Contratto per studenti universitari”

The “contratto per studenti universitari” is reserved for students whose primary residence (residenza) is in another location and has a duration (decorrenza) of six to 36 months. This type of contract can be signed by individual students, groups of students, or even the student financial aid office.

As with this type of agreement, the rent (canone d’affitto) is established between the parties but must comply with municipally determined minimum and maximum values.

At the end of the contract term, the lease is automatically renewed (tacito rinnovo) unless it is terminated in compliance with the agreed notice period (termine di preavviso). Renewal always requires proof of enrollment (iscrizione) in a degree program (corso di laurea) at a local university.

 In the presence of “serious reasons” (gravi motivi), the tenant (conduttore/locatario) may terminate the lease at any time, provided the agreed notice period is observed. If the contract was signed by a group of students, termination only applies to the individual student concerned, not to the entire group.
