Information for Tenants and Landlords
 

In Italy, rental law is very strict and primarily benefits tenants. This applies even more strongly to unfurnished properties, which is why the majority of properties in the Lake Garda region are rented furnished – often to the disadvantage of tenants. As a rule, every rental agreement that exceeds 30 days must be registered, and rent payments must be made through a traceable method, such as bank transfer.

 

Rental Agreements in Italy
 

For private use of a property, Italian law distinguishes between four types of rental agreements. A written contract is mandatory for the validity of all agreements:

  • Free rental agreement

  • Regulated rental agreement

  • Temporary rental agreement

  • Student rental agreement


 

Costs
 

In addition to the monthly rent, the conclusion of a rental agreement in Italy incurs further costs such as duty stamps (marche da bollo), agent’s commission, security deposit, and registration fees:

  • Agent’s commission

  • Rent and rent increases

  • Security deposit

  • Additional rental charges

  • Contract registration
